I can sympathise a little. Took us 4 years to sell our last house (main road location being the issue - amazing how you can switch off to it, but bound to make for a difficult sale) with falling through a couple of times - including once when we were forced to exchange and complete on the same day, and yes, you guessed it...

I'll say what I said before - best way forward is to put it into an auction - that way you will have 10% on the fall of the hammer and the balance 28 days later

As previously mentioned, in your circumstances, auction is the way to go. I work in property (Chartered Surveyor) and that would be my advice to anyone in your position. Just need to pick a decent auctioneer. If you PM me your details I'll give you some pointers. |

There are some good auction houses out there bit pitching it at the right one is kind of important. Too small and it won't get the exposure, too big and it will get lost in the catalogue, the likes of Allsops have hundreds of lots..... Around where I live Graham Penny seem to have the right sized catalogue, and the sales are always pretty busy!

As said they are not all the same, do a bit of research, ask some local folks if you know any, and find out what they charge in commissions.
