Cheap ish House

Well update on my woes of selling a house in the UK http://www.fullfatrr.com/forum/topic33299.html
after a lot of stuffing around the buyer has just pulled out........again...........another 3 months wasted
anyone want a house in the West Midlands developers dream................lol

I just don't get the system over there (UK) we'v brought and sold a few places in Oz and rent a couple over here and its always been plain sailing no problems buying or selling. Six weeks done and dusted

I know tradition is a good thing but FFS I wish the UK would join the rest of the world in the 21st century

I can sympathise a little. Took us 4 years to sell our last house (main road location being the issue - amazing how you can switch off to it, but bound to make for a difficult sale) with falling through a couple of times - including once when we were forced to exchange and complete on the same day, and yes, you guessed it... Mad

My 2p for what its worth, would be to put in an auction, with a reserve at your bottom line. That way the buyer is required to perform all due diligence prior to the sale and the property is exchanged on the fall of the hammer, sale done. You should not pay much in the way of fees should the property fail to sell, so exposure to a non sale is minimal. 10% deposit is payable on the fall of the hammer and then completion is normally a fixed period later, usually 4 weeks/28 days.

Its worth a try, there are usually several property auctioneers dealing with each area, Im not sure on who deals with West Mids , but an internet search should pull up some results. There is nothing that can't be fixed with a hammer😜😜

I'll say what I said before - best way forward is to put it into an auction - that way you will have 10% on the fall of the hammer and the balance 28 days later Thumbs Up

But what ever you do, set a sensible reserve - from memory, your original price was too high and price reductions and failed sales always tarnish a house, with the "there must be something really wrong with it syndrome".

As previously mentioned, in your circumstances, auction is the way to go. I work in property (Chartered Surveyor) and that would be my advice to anyone in your position. Just need to pick a decent auctioneer. If you PM me your details I'll give you some pointers.

There are some good auction houses out there bit pitching it at the right one is kind of important. Too small and it won't get the exposure, too big and it will get lost in the catalogue, the likes of Allsops have hundreds of lots..... Around where I live Graham Penny seem to have the right sized catalogue, and the sales are always pretty busy!

Have a look at their site and try and find a similar sized concern in the west mids.

I used to work for one of the big auction houses in London (about 10'years back) and it was very rare for a sale to go south after the hammer had dropped. Thumbs Up There is nothing that can't be fixed with a hammer😜😜

Thanks guys

I think the auction is the way to go, its just finding the right auction place when I suggested that the last time the other executor was not to impressed, now the buyers have pulled out again he seems more inclined to explore this option, but seems to think one auction place is as good as the next and is reluctant to get more than one place to give us an idea on there guide price

If it was just up to me I would rent the place at least I would have somewhere to crash in the UK then.

As said they are not all the same, do a bit of research, ask some local folks if you know any, and find out what they charge in commissions.

The guide is not the be all and end all. The reserve is. Usually the guide should be set somewhere around the reserve, but an auctioneer may lower the guide slightly to generate interest, Prior to the sale. A good auctioneer should then be able to advise you whether your reserve is set at around the right level based on the enquiries he has had. If you have people wanting to buy prior to the sale it is a good bet that they will turn up on the day anyway, and if there has been decent general interest then it may be better to let it go under the hammer rather than take an early sale.

If you do take an early sale, make sure that the sale is done on the auction contract. That affords you the same exchange and completion rules as a sale in the room on the day of the auction. Thumbs Up There is nothing that can't be fixed with a hammer😜😜
